What Older Box Hill Homes Need from a Sparkie

The 2013 rezoning under the North West Priority Growth Area left the suburb in two halves. One half is brand new: at the 2021 census 97.8 percent of dwellings here were separate houses, the bulk of them raised after 2015.

The other half is what came before. Rural-residential acreage pockets cling to the suburb edges, older than the estates around them, and they bring their own kind of work.

Those two profiles pull us in opposite directions. This year the busiest side is the fresh house-and-land stock off Terry Road, where the theme is nearly always capacity.
